Cost Per Square Foot Is Only Useful With Context.

Cost per square foot is a ratio, and both halves of it move. Change what you include in cost — hard cost only, or land, soft costs and financing too — and the number changes. Change how you measure square footage — heated area, gross area, garage in or out — and it changes again.

A single cost/SF figure, with no definition and nothing to compare it to, cannot support a decision.

Hard cost per SF tells you how efficiently you built. Total cost per SF — land, hard, soft and financing — tells you what the project actually had to sell for. Builders need both, and they should never be mixed in the same comparison.
