Total project cost divided by units delivered. The fastest way to see whether a five-unit site really beat a four-unit site once shared costs were spread.
- Cost per square foot
Hard cost and total cost per SF, with one consistent definition of what square footage includes across every project.
- Construction duration
Permit to certificate of occupancy, measured the same way each time. Duration drives carry and delays the return of your cash.
- Sales velocity
How long units took to sell after completion, unit by unit, plus any price adjustments it took to move the last one.
- Margin
Margin per unit and margin per project. A site can produce strong total dollars and weak per-unit performance.
- Capital invested
Your own cash in the deal, how long it stayed in, and what it earned per month rather than per project.
- Neighborhood performance

Shared costs and repetition
Two costs decide most townhome outcomes. The first is everything that happens before the structures go up — demolition, shoring, utilities, site work, parking — which is carried by the site rather than by any single unit, and which does not scale neatly with unit count. The second is repetition: identical plans across units should lower per-unit cost, and when they do not, the reason is worth finding before the next site.
